I purchased this as a "as is fixer upper" and have done quite a bit of work on it. It still needs some work, but is very livable. Park is quiet and friendly. Rent is $400 a month to the park, but you would own the home.
The good: all new plumbing. It had frozen before I moved in and I had it all redone. Roof had a small leak, but I added 4 inch tapered roofing insulation and shingles. Definitely helps with heating and cooling. Full sized front and back doors leading to new decks. Newer electrical throughout. Decent sized shed in back yard. New paint. Insulated skirting that needs reattached in places, I might get to this before sale. Washer and dryer included.
Not so good: Older furnace. I have replaced all the parts of it during my time here, but it is still the original. Works fine, but could be replaced. Older windows. Some are cracked. I have replacements for some, but never got around to installing. Paid a guy to do it, but he took the money and ran off.
Floor is solid throughout, one spot in the bathroom needs replaced, and all of it needs finished with your choice of carpet or laminate, or whatever. I found it difficult to do while living here, that's why it never was done. Previous owner removed the wall to the second bedroom. Some spots in ceiling need fixed, but proof that it doesn't leak.
Must be approved by park. No violent felonies or the sort. Had a buyer but they were involved in an accident and had to drop out. Currently they share a place with 3 other people. Figured the math out and the cost to live here, rent plus all utilities, was about the same as his share of the rent.
Sorry no pics, it's still a mess from moving. But looking to sell asap. Looking for $3000, obo.
